Mortgage Rates and Spring Home Buying: Is the L.A. County Market in Bloom?

As of Tuesday, April 28th, 2026, Mortgage News Daily reported that the 30-year fixed mortgage is about 6.38%, up a slight 0.06% from day-ago figures. And while rates in the 5% range would of course be more optimal, there is an observable downward trajectory for rates that’s energizing the start of the spring selling season. In addition to lower rates, pending sales and new listings are up as inventory across the U.S. climbs … and all signs point to a spring real estate market in bloom.

This isn’t to say that rates are stable. I always like to stay positive but it’s clear there’s still some volatility on a daily and weekly basis. However, we were never going to see a straight line down from rates in the 6% range to rates in the 5% range. Likely, rates will continue to bounce around for the entire season, with an overall downward trajectory to land somewhere lower than they were this time last year. 

Another trend for the 2026 spring selling market? Baby Boomers. Realtor.com reported that Baby Boomers currently make up 42% of home buyers and 52% of home sellers, and a lot of them are purchasing homes with all-cash offers, which helps dampen the impact of higher or more volatile rates. 

So, if these all-cash Baby Boomers are making up a large portion of buyers and sellers, rates may not impact the spring selling market as much as previous selling seasons. I believe the big trend for spring will be rightsizing, or finding the right property to fit your lifestyle needs. Another trend of the spring selling season will be strategic guidance.
